Horse Propery for Sale
We are putting our fabulous property in Central Oregon up for sale by owner. We’re not moving far, just next door, because we have an opportunity to purchase a hay producing property. We want to sell by owner because we want to choose our horse-loving neighbors and also be able to share exactly how special this property is with potential buyers. We have 40 acres with about 3 acres in irrigated (easy management pods) pasture. We are tucked into a corner of the Oregon Badlands Wilderness with access from 3 gates to all the trails – we’ve put together 25 miles of no repeating trail and there are many more trails! Tthere are no bicycles or wheeled vehicles allowed, only horses and hikers. This is the ultimate in quiet peace yet only 10 miles from Bend.
We’re at the end of the road, surrounded on 3 sides by this paradise. And a couple other benefits – there are no rattle snakes in this specific area, they don’t like the sand/lava grit and it’s not a high fire risk area because the trees are well separated with almost no ladder fuels.
The house is 3500sq ft with 4 bedrooms, 3 full baths, office, large gathering area, dining area, wet bar, and kitchen with 2 ovens. It’s a U shaped house with protected courtyard with pavers and automatic watering system for the planted vegetation. 4 car detached garage.
There’s a large barn with 12x18 feed room (with toilet, fold-out couch, fridge, sink, hot water heater, and custom grain storage), 12x12 tack room, 12x12 tool/storage room, a 12x24 stall, a 12x36 stall with 2 entries, and a 10x12 layup stall surrounding a 10’ aisle. There are large paddocks on either side of the big stalls.
Another structure has a 12x18 shelter with access to a pen and a larger field and 2 12x12 shelters with access to a separate large pen.
And next to that is a 60x120’ indoor arena! We have a 1 mile obstacle course (mostly natural obstacles but there’s great places to build fancier obstacles. And from our gates we can do any ride distance from 1 to 25+ miles – perfect for training horses or conditioning for endurance or other trail sports.
Additional buildings include a large storage building (we’d thought about turning it into a home gym) and a temporary ranch hand bunkhouse with kitchen (no stove), bathroom, main room, and bedroom. We also have a private parking area with RV hookups (except septic since previous user had a composting toilet) next to a small field with room to build a little shelter. There’s a negotiable 5th wheel trailer parked there now.
We also have a large hay barn, an enclosed, heated 18x18 farrier room with hot water, laundry hookups, and stocks for doing dentals. It’s adjacent to another 2 car garage, featuring 8’ tall doors - perfect for a tractor, ATV, or car for someone living in the bunk house.
We’ve taken advantage of the many sunny days in Central Oregon and installed 2 solar arrays, one on the house and one by the barns with a total of 25kw production.
There are 3 turnout areas (one doesn’t have easy water access but it’s possible) aside from the 4 main pens attached to the barn/sheds.
Bend is a wonderful, friendly town with great restaurants and the whole area is known for the amazing outdoor activities including skiing, biking, hiking, climbing, and of course horseback riding. There are many camping areas with built-in horse pens attached to many, many miles of trails. I think this is the best place in the world to own a horse! Specifically in the Badlands, we’re able to ride virtually every day of the year.
